You can come to know about auction properties by
Newspaper Ads by Bank.
Online portals.
I personally feel, it is easier to watch/Check Online portals, as we can filter the auction list by State/ Budget/ Type of Property.

Apart from the above sites, we can refer each bank website and refer the auction properties listed by that individual bank.

A brief process flow will be as follows:
1. Go through auction cum sale notice publications of various banks
2. Shortlist properties you are interested
3. Inspect the properties on schedule date of inspection
4. Check documents of Properties with Authorised officer of Bank
5. Finalize the property
6. Obtain tender forms from website of bank or E auction portal as mentioned in sale notice publication
7. Fill up the tender form , submit KYC, Earnest money deposit transfer to bank or DD of EMD Amount to be submitted to bank
8. Obtain digital signature as mentioned in terms and conditions of sale notice publications
9. Obtain login ID and password from e auction portal as mentioned in sale notice publications
10. Online bidding training / E auction bid submission training will be given by E Auction portal or auction service provider
11. Place your online bid in E auction within defined timelines
12. After the auction is over wait for sale confirmation from Authorised officer of Bank
13. Post confirmation complete the process and deposit payments as per bid confirmation letter issued by bank
14. Collect sale certificate from bank
15. Get the property registered
16. Collect original Property docs from Bank
17. Take possession of property

If your property worth more than 50lakhs, u will attract Income Tax audits frequently and you will be on their radar forever. Most of the times, all good properties get closed within circles of bank managers. Talk to lawyer and CA before you try this way.
